A coordinated building model

TAFY uses BIM to bring architecture, structure and building services into a shared coordination process. A model should make decisions easier: where systems run, how equipment is accessed and which interfaces need attention. Revit modelling and multidisciplinary review support a clearer understanding of the building than isolated drawings alone.

The starting point is the project brief and the available design information. We clarify the disciplines to be modelled, existing models, expected deliverables and the information required at each stage. Modelling scope is agreed for the project; detail is developed to serve the design decisions being made.

Clash detection and design interfaces

Coordination checks identify clashes and competing requirements between services, structure and architecture. A useful issue record explains the location, affected systems and decision needed. Detecting a clash is the beginning of resolution: the design team must agree the route, clearance or equipment arrangement and update the relevant information.

The same process considers access for maintenance, plant space and distribution zones. Regular reviews help avoid a model becoming a collection of disconnected discipline files. Engineering judgement remains essential when evaluating alternatives and deciding which solution suits the building.

Information to prepare

Share the architectural and structural models or drawings, project stage, requested disciplines and known constraints. Describe the model deliverables your team needs and the way issues should be communicated. If the project already has BIM requirements, include them with the brief.

A useful BIM coordination brief defines what the team needs to decide, who owns each model and how issues will be reviewed. Use the checklist below to prepare a coordination enquiry.

An example coordination issue

For example, a ventilation duct may overlap a beam in a combined model. The issue record should identify the model version, location and affected disciplines. The design team reviews routing alternatives and relevant clearances, records the decision, updates the responsible model and checks the revised interface. This is an illustrative workflow, not a claim about a completed TAFY project.

Before detailed modelling starts, clarify which files will be supplied, the intended use of the model, issue ownership and the expected review outputs. A clear brief helps the project team evaluate BIM coordination proposals on the same scope.

Design questions

Does clash detection replace design coordination?

No. Clash detection highlights issues; coordination requires engineering decisions, agreement between disciplines and updated models or drawings.

What if we only have drawings?
